If you are in a position where you think that you may need a short sale to sell your home here in Alpharetta, there is help. As a certified distressed property expert (CDPE), I see all too often what can happen to homeowners who feel like they need help.</p>
<p>Often, you may feel that there is no way out and no one who can help you, but, this just isn’t true. You are not the only one and there is help. 			<content:encoded><![CDATA[<p>It may be a bit early to tell, but there are signs of change in the Alpharetta market and all of Metro Atlanta as a whole. Homes for sale in Alpharetta continue to be more popular than most other areas of Atlanta. That hasn’t changed and there is really a long way left ot go before we see a balanced market because inventories remain extremely high. Having said that though, <a title="homes for sale in alpharetta" href="http://www.premieratlantarealestate.com/Alpharetta.php">homes for sale in Alpharetta</a> may be reaching what may later be called the beginning of the end. It will probably be summer of 2010 before we can forget about the fact that the advantage will go to the buyer, but, make no mistake – things are changing.</p>
<p>Take Glen Abbey for example. Glen Abbey is a neighborhood that up until recently was forgotten in favor of new construction homes as buyers flocked to the wes side of 400 and into Milton. A market review of <a title="homes for sale in glen abbey" href="http://www.ryanwardrealestate.com/alpharetta-glen-abbey.php">homes for sale in Glen Abbey</a> shows 13 active listings, 4 under contract and six sold in the last 2 months. This is about a 4 month supply of homes – a true sellers market number. It’s hard to say if this will last, but, the same time period one year earlier showed 6 sales as well. Most areas in Atlanta are showing fewer sales this year than last.</p>
<p>Windward is another area we are seeing some definitive pickup in volume. There are 94 active listings right now. In addition to those, there are 25 homes under contract. Again – this is looking at about 8 months of inventory with the future looking activity index. 20 homes have sold in the last 2 months which means that there is an actual absorption rate of around 9.4 months. Lower than at this time last year, lower than Alpharetta as a whole and lower than Metro Atlanta.</p>
<p>What is begininng to happen is that the more popular areas and more specifically the more popular neighborhoods with the best houses are starting to sell. Fast. Faster than last month. Faster than 3 months ago and faster than last year. This is worth talking about a littl ebit at this point, but, we really do need to see it continue some.</p>

Since people search online for <a title="atlanta homes" href="http://www.ryanwardrealestate.com/">Atlanta homes</a> more than anywhere else, we feel that providing multiple ways for people to find them gives us the edge on our competition and provides better marketing for our sellers. The post directly below this one is an example and if you “google” the listing address, you will see that websites that we control, including the single property website, this blog, my personal onsite blog and others are always going to be on the first page of Google.</p>
<p>Sure, there are other sites that aggregate the content, but, the best information will always be on websites that we control so we work diligently to probvide the exposure ourselves because we can provide better content to consumers that way. The best marketing piece will still be the single property website, but these blog posts certainly add another layer to provide more comprehensive marketing of our listings.</p>

			<content:encoded><![CDATA[<p>Windward continues to be one of the most well known and popular neighborhoods on the east side of Georgia 400 in Alpharetta. Here is a quick market update:</p>

<li>There are currently 61 active listings between $5,000,000 for <a href="http://www.premieratlantarealestate.com/idx/residential/3994962/details.html">1065 Carnoustie Lane</a> and <a href="http://www.premieratlantarealestate.com/idx/residential/4011608/details.html">4320 Harbour Cove Ct </a> listed for $247,500.</li>
<li>There are an additional 12 homes under contract.</li>
<li>In the last 60 days of data there have been 16 sales which means there is an average of 8 sales per month. The most expensive sale was $890,000 for a home originally listed at $1,150,000 in the Northshore section. It had been reduced to$997,500 before receiving an acceptable offer.</li>
<li>The activity index, a measure of pending to active listings is 16% or 4.5 months. We need to double the activity index to compare it to the absorption rate with means sales volume and inventory appears to be quite steady. In this market, that’s a great thing!</li>
</ul>
<p>The sales rate combined with the active listings means that there is about  a 9 month supply of homes, but, Windward is tricky….that may or may not be applicable depending on your home (or home of interest if you are a buyer).</p>
<p>All in all this is a pretty good outlook. Windward is something of a reliable neighborhood and has been even through the difficult times we have experienced recently. It means that you might have an addtional home or 2 depending on what your search parameters are. If you’re really adventurous, maybe it means 10 additional homes to view. The current market for <a title="alpharetta real estate" href="http://www.ryanwardrealestate.com/Alpharetta.php">Alpharetta real estate</a> lends itself to perhaps offer you one, maybe 2 additional homes that you might be interested in buying if you are looking to move to Alpharetta.</p>
<p>I just did a test case to see what it all would really mean to a real buyer. Here was my hypothetical:</p>
<ul>
<li>Price to be $375,000-$450,000</li>
<li>4 bedroom</li>
<li>1/2 acre or more</li>
<li>Built after 2000</li>
<li>No stucco</li>
</ul>
<p>This is a typical begining type request for a buyer to begin their search after speaking with an agent and getting them a little more focused on homes that will likely be of interest to them. Well, in this case, the buyer would have less than 10 homes available to view. That’s not many and it certainly does not give you the grand idea that a buyers marekt is going to provide a buyer with the end all be all of choices for a home. In fact, a belief that it will is likely to set you off on the wrong foot and give you a letdown as your expectations are incorrect.</p>
<p>So a buyers market might be helpful, but, your best bet is to buy a house</p>
