Homes For Sale In Alpharetta - Market Update

It may be a bit early to tell, but there are signs of change in the Alpharetta market and all of Metro Atlanta as a whole. Homes for sale in Alpharetta continue to be more popular than most other areas of Atlanta. That hasn’t changed and there is really a long way left ot go before we see a balanced market because inventories remain extremely high. Having said that though, homes for sale in Alpharetta may be reaching what may later be called the beginning of the end. It will probably be summer of 2010 before we can forget about the fact that the advantage will go to the buyer, but, make no mistake - things are changing.
Take Glen Abbey for example. Glen Abbey is a neighborhood that up until recently was forgotten in favor of new construction homes as buyers flocked to the wes side of 400 and into Milton. A market review of homes for sale in Glen Abbey shows 13 active listings, 4 under contract and six sold in the last 2 months. This is about a 4 month supply of homes - a true sellers market number. It’s hard to say if this will last, but, the same time period one year earlier showed 6 sales as well. Most areas in Atlanta are showing fewer sales this year than last.
Windward is another area we are seeing some definitive pickup in volume. There are 94 active listings right now. In addition to those, there are 25 homes under contract. Again - this is looking at about 8 months of inventory with the future looking activity index. 20 homes have sold in the last 2 months which means that there is an actual absorption rate of around 9.4 months. Lower than at this time last year, lower than Alpharetta as a whole and lower than Metro Atlanta.
What is begininng to happen is that the more popular areas and more specifically the more popular neighborhoods with the best houses are starting to sell. Fast. Faster than last month. Faster than 3 months ago and faster than last year. This is worth talking about a littl ebit at this point, but, we really do need to see it continue some.

Marketing Atlanta Homes Online

One of the strengths of our marketing plan involves a high level of online marketing through various blogs to increase exposure of our listings. Since people search online for Atlanta homes more than anywhere else, we feel that providing multiple ways for people to find them gives us the edge on our competition and provides better marketing for our sellers. The post directly below this one is an example and if you “google” the listing address, you will see that websites that we control, including the single property website, this blog, my personal onsite blog and others are always going to be on the first page of Google.
Sure, there are other sites that aggregate the content, but, the best information will always be on websites that we control so we work diligently to probvide the exposure ourselves because we can provide better content to consumers that way. The best marketing piece will still be the single property website, but these blog posts certainly add another layer to provide more comprehensive marketing of our listings.

The Switch I made to Keller Williams

Disgraceful Search Results From MSN

Unbelievable is probably the nicest thing I can say - irresponsible from a business perspective is far more accuate. The search results displayed in MSN could not possibly be worse for anyone in Atlanta searching for Atlanta homes for sale and let’s explore what they have done to make it so bad.
Typically, and here in in Atlanta, the most searched term by consumers looking to buy real estate is “city real estate”. A quick search on MSN for the term “atlanta real estate” brings into question the very legitimacy of MSN as an unbiased source for consumers. If they have done this with this search result, who knows how skewed they are for other terms. Here’s a screenshot:

To the casual consumer, this might not be noticed and that is even more unfortunate. Did you see the problem? Every result is the same website! In fact, this is the case for the first 498 search results. As a consumer, MSN has decided that there is only one website you need to know about if you are looking for Atlanta real estate - that’s a shame. I’m not sure why they think this is a good idea, but it certainly is one more reason that Google is better.
The only time I will ever use MSN is to see where I rank - I no longer consider them a reliable search engine for consumers.

A Buyers Market Might Not Mean What You Think

Do you think that a buyers market means that you will have twice as many homes to view as normal? I hope not. It means that you might have an addtional home or 2 depending on what your search parameters are. If you’re really adventurous, maybe it means 10 additional homes to view. The current market for Alpharetta real estate lends itself to perhaps offer you one, maybe 2 additional homes that you might be interested in buying if you are looking to move to Alpharetta.
I just did a test case to see what it all would really mean to a real buyer. Here was my hypothetical:
- Price to be $375,000-$450,000
- 4 bedroom
- 1/2 acre or more
- Built after 2000
- No stucco
This is a typical begining type request for a buyer to begin their search after speaking with an agent and getting them a little more focused on homes that will likely be of interest to them. Well, in this case, the buyer would have less than 10 homes available to view. That’s not many and it certainly does not give you the grand idea that a buyers marekt is going to provide a buyer with the end all be all of choices for a home. In fact, a belief that it will is likely to set you off on the wrong foot and give you a letdown as your expectations are incorrect.
So a buyers market might be helpful, but, your best bet is to buy a house

Great Real Estate Agent Contest Follow Up

As a follow up to the contest a week in, I’m in 3rd place behind a good friend in Louisville and another out in Seattle. there’s still time to join my team and link to my entry for the greatest real estate agent in the world SEO contest which runs through May 1st.
The competition is truly fierce and has seen many of the best in real estate internet marketing throw their hat in the ring. I’m honored to be in the top 10 let alone at #3. Greatest Real Estate Agent in the World - The Contest

A quick update on the contest to rank for the greatest real estate agent in the world. This has turned into what is called viral and it’s about as much so as I have seen for the reale state sector. This contest will illustrate how well we can market homes for sale for our clients and a showing int he top five here would be quite impressive for sure. The competition is stiff and continues to grow daily with more than just real estate agents jumping in. There are a few search engine marketing specialists in the competition and that makes it all that much more fun.

SEO Contest For Real Estate Agents

I’ve entered an SEO contest for the greatest real estate agent in the world. Well, I suppose the contest is about ranking for the term, not actually being the greatest. In the link above, I will post what I do as the contest goes on to try to rank higher than the other agents for the term and see how it turns out. My goal is to better learn how to market listings for my clients and to better market myself and business online for myself and for my family. So the reasons are good - now it’s time to get to work.
